Rental Houses
As can be seen in the aerial photos, the property was separated from a larger chacra in 2017 and deeded as a single rural residential property. Under current zoning regulations, the property cannot be further subdivided. However, there are numerous development opportunities that can be considered to enhance its value and enjoyment as a single residential property.
This layout proposes the addition of six small rental houses within the required setback lines. Three would be accessed from a new gate on Camino Sanguinetti, while a second group of three houses would be accessed from Ruta 48 via the western access road.
The property has public water service from the Canelones Department. The septic system serving the existing house was completely renewed in early 2026. New septic fields are proposed for the rental houses in the lowest areas along the northern property lines.
The swimming pool and football pitch are also proposed developments.
Rainwater is collected from the roof of the house and stored in a 23,000-liter cistern for irrigation during dry seasons, using an electric pump.
The property is entirely fenced with a 1.5-meter-high wire fence, except along the far western property line, where dense trees and undergrowth provide a semi-secure border with the adjacent agricultural property.
The full length of the southern property line fence contains a full-height reed infill. This reed infill supports native grasses that will eventually form a hedge along the property boundary. Additional tree lines are proposed along the northern, southern, and eastern property lines.
